Transcript: Instagram Do’s and Don’ts for Real Estate Agents 2021

In this video, I’m sharing with you a few of my favorite do’s and don’ts when it comes to Instagram for realtors in 2021.

Hey everybody, Katie Lance here, founder and CEO of Katie, Lance consulting, the get social smart Academy and author of the book. Get social smart it’s episode two 13 of the get social smart show. Today. I’m going to share with you some of my biggest do’s and don’ts when it comes to Instagram for realtors. My first do is post informative content. This is a really important thing. Often I see agents and brokers only posting listings, only posting things that are about them. We want to make sure, especially on Instagram, the content that tends to get the most likes, the most comments, the most shares is content that’s informative. So I would encourage you to think about content that, you know, questions that you get asked all the time. Things like is now a good time to buy yourself a, how to stage your home, how to get ready for an open house, all the things that come up in conversation with your clients.

These are great opportunities to create sort of micro pieces or even snackable pieces of content that are highly informative. That is a huge do in 2021. Another big do is create shareable content. So not only do we want to create some informative content, but we also want to think about what’s really shareable. So think about your own experience. What do you share on Instagram? For most of us, we share things that are really informative or really funny or really inspirational. So I would encourage you to think about, you know, from time to time mixing in perhaps some inspirational content, funny content, poignant content, again, things that may not necessarily just be all about business, but they might reflect your personality and what it would feel like to work with you. And those are small things that really can help get your content share because at the end of the day, the more people are sharing and interacting with your content.

The more your other content is going to get seen in Instagram. The other big deal when it comes to Instagram is to maximize each area of Instagram. So a couple of videos ago, we talked about kind of the five big keys, uh, five big areas of Instagram in 2021. There’s the feed, their stories IgG live IGT mean Heidi rails doesn’t mean you have to be posting every moment of the day on Instagram, but really take advantage of all five of those pieces of Instagram. Instagram tends to reward folks who are, uh, publishing consistently in the feed stories. IDTP reels, get yourself into a rhythm and a system that makes sense for you. Okay. Let’s get into the don’ts three big don’ts. The first don’t is don’t make it all about you. I know this is a no-brainer, but a lot of times when it comes to Instagram content, I see the same things from realtors.

I see your listings, your open houses, and it’s kind of all about you or your clients. So not that you can’t talk about listings, but I would encourage you instead of just posting the facts of a listing, maybe you post something interesting. Maybe there’s an interesting story. Keep people curious. Right? And then again, as we talked earlier, we want to post content in addition to just our listing. So content around our community, educational content, inspirational content, things like that. Definitely make a big difference. Another big don’t I’ve said it a couple of times, but in case you missed it, don’t just share your listings again. This is the biggest mistake. A lot of times people, uh, agents and brokers will reach out and say, Katie, I’m not getting any, you know, growth on my Instagram. It’s kind of stagnant and I’ll look at their page and it’s nothing but listings, right?

So show me something different. Or if you’re going to show me your listing, show me something behind the scenes. Or maybe just show me a couple of photos, but maybe have a call to action for me to click the link in your bio to join you for your virtual open house, right? We want to be creative. And one quick thing I would recommend if you are talking a lot about listings is tell a story. You know, you might ask the clients that you’re working, working with. Hey, when you moved here, what was the best thing that you loved about this house? Or tell me the story of that kitchen remodel. If you can incorporate some stories with your content around listings, it definitely makes a big difference. The last don’t is don’t forget to engage with people. This is huge. You guys, it’s not enough just to post consistently and get yourself into a routine.

That’s part of it. But the other part is, make sure you engage. So when you engage with people, what I recommend is take five or 10 minutes a day, scroll through your feed, pick at least five to 10 people that you can interact with connect with. If you have some additional time, click on a few relevant hashtags to your local brand, your local area, interact with folks local to you, and always make sure when people are commenting on your content on Instagram, don’t just like those comments, but comment back. So if you go to your last Instagram post, you might have three or four or five comments. Don’t just like those, but comment back. And like those, the reason for that people get a notification. They’re more likely to go back to your post and guess what? Instagram is more likely to populate that post to more and more people.

So engagement is that is the name of the game. Less about you, more about other people. These tiny things can really make a big difference and can really accelerate your growth with Instagram in 2021 and beyond.
