The Single Biggest Mistake Real Estate Pros Are Making on Facebook Live

There’s one mistake that most real estate agents are making when it comes to Facebook Live. Today I want to share with you the number one biggest mistake I see agents and brokers making when it comes to their Facebook Live.

The biggest mistake that I see is they’re not promoting it ahead of time, and they’re not promoting the replay. Okay, that might have been two things, but let’s just say it’s one.

What do I mean by that? If you’re going to go down the road of creating Facebook Live content, and maybe you’re thinking that you’re going to do a weekly, or monthly show, maybe a Monday Market Update, or a Tip Tuesday, and you’re really thinking about how to incorporate Facebook Live into your weekly, or monthly content, or social media plan, you have to promote it ahead of time just like any television program. We don’t just turn on the TV. Any major television show is going to put a little bit of effort in their marketing to get you to turn on that TV. Now, obviously we don’t have the same budgets as those big networks, but you can still promote your show ahead of time.

There’s a couple simple things that I recommend that you do. At a minimum, promote your live broadcast at least an hour before you’re actually going to go live. You can promote that on Facebook. You could put a little post on Facebook that says, “Hey, I’m going to be live on Facebook in an hour on my business page. We’re going to be talking about what’s happened in the local market. Make sure you tune in.” If you’re active on Instagram, do a quick Instagram Stories that tells people, “Hey, I’m going to be live over on Facebook. This is where you can find me.”

If you have an email database this is one of the best ways to promote your Facebook Live. Maybe you’re doing a monthly, or weekly email newsletter. In that email newsletter make sure you let people know that you’re going to be live on Facebook, the date, and the time, and where people can find you. See, you have to promote it ahead of time, ideally a day or two, but even if it’s only an hour, or two beforehand promote it ahead of time. That’s really key.

Along with that is promoting the replay, especially if you’re brand new with Facebook Live. The first few times you go live on Facebook, let me tell you what’s going to happen. You do a Facebook Live, you’ll have three people show up, one of them is your mom. You’re going to be a little nervous. You’re not going to know what to say.

You’re not going to feel like it’s going really well. And then you walk away going, “Why did I ever do that?” Let me just say when it comes to Facebook Live the more you do it, the better you get. I don’t know if I’m ever totally comfortable on camera. Actually, I know I’m not ever totally comfortable on camera, but the more you do it the easier it gets.

Along with what I’m talking about with Facebook Live, a lot of people don’t watch it when it’s live, when it’s in the moment, so remember to promote the replay. What I like to do is a few days after I’ve gone live I’ll go back to that live post and I will re-share that over on Facebook. I’ll say something like, “Hey, if you missed this live on Monday, here’s the replay.” It’s as simple as that. Just put it in your calendar, and you know I’m a big believer in using your calendar, put it in your calendar two or three days after your Facebook Live to share that Facebook Live.

You can share it, again, on your business page. You could share it over at your personal profile. And again, if you have that email newsletter send that replay link out to your email database. When you’re sending that email newsletter once a week, or once a month, it could be as simple as, “Hey, here’s a link to our upcoming one, and if you missed our last one here’s the link to that one as well.” Those two simple things can make a huge difference when it comes to your Facebook Live strategy.
