5 Things Most Real Estate Agents Are Not Doing Right With Their Facebook Business Page | #GetSocialSmart Show Episode 086

Are you struggling with your Facebook Business page? You’re not alone! I’ve had the pleasure of working with hundreds and thousands of awesome real estate agents and brokers over the years, and especially those who are part of our #GetSocialSmart Academy. But one of the biggest challenges we find most agents and brokers have is, getting traction with their Facebook Business page. So in this video I’m going to share with you some of the biggest mistakes I see agents and brokers still making when it comes to their Facebook Business page.

Mistake number one is not using the Facebook Pages app. A lot of you may not realize this, but besides the regular Facebook app that you probably have on your phone, there is a Facebook Pages app. And if you run a business page, I highly recommend that you have the Facebook Pages app on your phone. It’s totally free. It’s available for iPhone, for Android, and having the Pages app on your phone will allow you to post content directly to your page.

You’ll be able to schedule content, you’ll be able to boost posts, you’ll be able to run ads, you’ll be able to look at your Insights and it will help you manage your page outside of your regular personal profile on Facebook. If you have ever said, “Oh my gosh, I can’t post on my business page, I’m having trouble accessing it. I’m posting to the wrong thing.” And by the way, I have had so many of you message me and tell me this, that you’ve had challenges actually posting to your right page versus your profile. If you have struggled with this, ever, get the Facebook Pages app on your phone. If you’ve never struggled with it, still get the Pages app on your phone. It will help you tremendously when it comes to managing your page when you’re on the go.

The next mistake I see agents and brokers making all across the land is, not posting original content. It doesn’t matter if an agent is in Manhattan, San Francisco, Boise, Houston, Denver, wherever. So often I will go to an agent or broker’s Facebook page and I still see the same old, same old. I see their listings. I see their open houses. I see some articles that they found from Inman or the New York Times, and they’re sharing those articles.

Then they’re wondering why they’re getting two likes, and one of them is their mom or their best friend. If that is happening to you, I can tell you one of the biggest mistakes that you’re making is you’re not posting original content. So it is worth it to take the time to post original content on a consistent basis. That is a huge thing, So whether you’re doing a Monday Market update, through video, or through Facebook Live. Or you’re posting, maybe Throwback Thursday, or Tip Tuesday or whatever it might be. Original content is key.

Now for us, and I’ve talked about this in our other videos, we do a lot of video content. And I’m a big believer if I’m going to do my hair and makeup and do one video, I might as well sit down and do a number, So we batch create our content. And that original content that consistently comes out the same day, the same time, every single week over the course of time makes a huge difference, especially on Facebook. So taking video, recording that video, uploading it up into Facebook makes a huge difference. Not just sharing that YouTube link because let’s face it, Facebook loves when we stay on Facebook, we don’t want to go over to YouTube, so upload that video directly into Facebook.

Also, when it comes to videos on Facebook, make sure you are creating videos for people to watch with the sound off, because 80% of us are never even turning the sound on, on a video. We use a tool called to caption all of our videos. It is the best $3-5 I spend each and every week. You take your video, you upload it to, you pay two or three bucks or whatever it might be. It’s usually about a dollar a minute for a subtitle file, and within a few hours they send that file back to you. You go to Facebook, you upload your video, you upload your subtitles, and through the magic of Facebook, these subtitles will appear across your video. It’s fantastic!

Side note: we also use to transcribe all of our videos. So we will take our videos and not only put them on Facebook and YouTube, we’ll also put them over on our blog as a blog post, and we create that blog post through the transcription. So that’s a little bit of a side tip that makes a big difference.

Along with creating great content, I can’t emphasize enough Facebook Live. So you don’t have a big budget when it comes to Facebook ads, and you really want to jumpstart your Facebook Business page. Facebook Live is a small thing that can make a big difference. And not just going live once in a blue moon, but again, really getting into a routine schedule. You know, for us, we do Coffee with Katie. We do that over in our Academy Facebook group, where once a week I get my cup of coffee, and we’re sharing tips and I’m answering questions. But getting consistent with Facebook Live can make a big difference.

One of my favorite tools for doing this as a tool called, and what I love about, first of all, there’s a free version, there’s also a paid version. But you can schedule your Facebook Live broadcasts in advance. And when you schedule your Facebook Live broadcast in advance it does a few things. First of all, when you schedule it in advance, now you’ve got a link.

You actually have a live link that you can send people to. You can send the link to your email database, you can share it on LinkedIn. You can tweet it out and you can share it on Instagram and you can say, “I’m going live on Monday, to talk about the five things you need to know if you’re thinking of buying or selling this fall.” Right? So you schedule it in advance, and that gives you the opportunity to pre-promote it. Because if you’ve done Facebook Lives and nobody shows up, a big part of that is how you pre-promote it. So schedule it in advance.

By the way, when you schedule it in advance and you tell people about it, you’re a lot less likely to flake on it. Not that any of you would do this, but you know, I know how it goes. You think in your mind, “Okay, I’m going to go live on Facebook around 10:00.” Then you get busy, things happen. You’ve got to organize your sock drawer, whatever, and you don’t do it. But when you schedule it, and you tell people about it, you’re going to show up. Right?

So using a tool like is fantastic. I also would recommend promoting the replay. So if you’re doing a Facebook Live once a week, make sure a few days later you’re re-sharing that replay, and just saying, “Hey, in case you missed it, here’s that replay.” Right? So repurposing your content makes a really, really big difference.

The last tip I want to give you when it comes to your Facebook Business page is, make sure you are looking at your Insights. I think one of the biggest mistakes I see agents and brokers making is, they’re not looking at their Insights. They have no idea who’s liking their page, who’s engaging with their content, and Facebook Insights will help tremendously in putting out the right content to the right time of day. If you’ve ever wondered what time of day should I post, look at your Insights. It will tell you, it will show you this cool little line graph of when people are online, and when they’re actually engaging with you on Facebook. So, look at your Insights. That will make a big difference for your content. It will also make a big difference for any advertising that you’re doing.
